What Each Tier Includes and Excludes

Partial villa renovation covers selected rooms or areas only – for example one or two bathrooms, a kitchen upgrade, or flooring and painting in specific rooms – rather than the whole villa. Standard full villa renovation covers the kitchen, all bathrooms, flooring, painting, ceiling updates and basic MEP adjustments across the property, with selected joinery. Premium villa renovation extends this to a full interior renovation with custom joinery, upgraded finishes, lighting design and coordinated MEP works throughout. Luxury/bespoke villa renovation uses high-end materials and bespoke joinery throughout, with large-format slabs, premium sanitaryware and specialist finishes, supported by detailed project management. In every tier, structural works, major layout changes and external/landscaping works are scoped and priced separately once identified during the site visit.

Kitchens and Bathrooms

Kitchen and bathroom scope is one of the largest cost drivers in any villa renovation. Costs vary by the number of bathrooms in scope, cabinetry and countertop selection, sanitaryware brand, and whether waterproofing or full re-tiling is required. Flooring

Flooring cost depends on the type of material (porcelain, marble, engineered hardwood or SPC/vinyl), the total area across all floors, and whether existing flooring needs to be removed and disposed of first. Staircase refinishing or replacement is scoped separately where relevant.

Ceilings and Lighting

Gypsum ceiling systems and LED lighting integration are typically included from Standard tier upward. Feature ceilings, cove lighting and specialist lighting design are more common in Premium and Luxury scopes.

MEP Works

Mechanical, electrical and plumbing (MEP) modifications are included only where the approved scope requires moving or upgrading electrical points, plumbing lines, or air-conditioning distribution. Basic adjustments are included in Standard tier upward; larger MEP re-routing is scoped and quoted individually.

Custom Joinery

ASM Interiors manufactures custom joinery in-house – wardrobes, kitchen cabinetry, TV units and bespoke furniture. Joinery quantity and finish level (laminate, veneer or lacquer) materially affect the final price within each tier.

Specialist Finishes

Premium and Luxury tiers may include large-format slabs, natural stone, feature walls, decorative plaster and other specialist finishes. These are quoted individually once samples and quantities are confirmed.

Approvals and NOCs

Villas in gated communities managed by developers such as Emaar, Nakheel or Damac generally require a No Objection Certificate (NOC) from the community management before renovation works begin, and structural changes may require separate authority approval.
