Bathroom renovation cost in Dubai depends on the scope of works, materials selected, bathroom size, and site conditions. This guide explains typical pricing tiers, what is included and excluded, and the main factors that affect your final price. Our Bathroom Renovation Dubai service page covers the full scope we offer.

Prices are indicative and exclude 5% VAT unless specifically stated otherwise. Package ranges include labour and standard material allowances appropriate to the selected tier. Final pricing depends on bathroom size, demolition requirements, waterproofing condition, tile and sanitaryware selection, vanity design, shower-glass specification, MEP changes, access and approved BOQ.
What Each Tier Includes and Excludes
Generally included: labour, standard material allowance for the selected tier, removal and disposal of existing fixtures, waterproofing membrane application, and standard plumbing and electrical reconnection.
Generally excluded: structural or layout changes beyond the standard scope, tile or sanitaryware selections above the tier’s material allowance, permit or NOC fees where applicable, and any work arising from conditions discovered only after demolition (such as damaged concrete or aged pipework). These are quoted separately once identified, and no work proceeds beyond the approved BOQ without client confirmation.
Factors That Affect Bathroom Renovation Cost
- Bathroom size and type (master, guest, powder room, maid room)
- Demolition scope and disposal requirements
- Waterproofing requirement and condition of existing works
- Tile selection — floor tiles, wall tiles, feature tiles
- Sanitaryware brand and model (WC, basin, bath)
- Vanity cabinet type and finish
- Shower glass enclosure or bathtub type
- Plumbing modifications required
- Electrical adjustments and lighting
- Gypsum ceiling work
- Building management rules and site access
Demolition and Disposal
Every renovation begins with the careful strip-out of existing tiles, sanitaryware and fittings, followed by responsible disposal of waste material. The scope and cost of demolition depend on the extent of the existing finishes and whether structural elements are affected.
Waterproofing
Proper waterproofing is the foundation of any bathroom renovation in Dubai. Before any tiles are laid, the floor and walls (to a height of at least 2 metres) are waterproofed using a membrane system. Skipping or skimping on waterproofing is the most common cause of costly bathroom failures — leaks, mould and structural damage. We use high-quality waterproofing membranes on every project, included from the standard tier upward.
Tiling
Tiles are one of the most visible elements of a bathroom renovation. Popular choices in Dubai include large-format porcelain tiles for a seamless, spacious feel, marble tiles for a luxurious finish, classic subway tiles, mosaic tiles for feature walls and shower niches, and terrazzo for a contemporary look. A standard tile allowance is included in each tier; premium or designer selections are quoted individually.
Sanitaryware
Sanitaryware — including the WC, basin, bath and shower tray — is selected according to the confirmed tier. Standard tiers include practical, quality fittings, while premium and luxury tiers allow for higher-specification brands and finishes. Exact sanitaryware selection is confirmed during BOQ preparation.
Vanity and Storage
Custom-made vanity units from our in-house joinery workshop provide better quality, better fit and more design options than off-the-shelf alternatives. Wall-hung vanities are particularly popular in Dubai as they create a floating, spacious effect and are easier to clean.
Shower Glass
Walk-in showers are increasingly replacing traditional bathtubs in Dubai apartments and villas. Options include frameless glass enclosures (the most popular choice), semi-frameless designs, and wet-room configurations. Freestanding bathtubs remain popular in master bathrooms for their design impact.
Plumbing and Electrical Work
Plumbing modifications are carried out where the layout changes or existing pipework requires upgrading. Electrical work covers adjustments for lighting circuits, exhaust fans and any repositioned fittings, carried out in line with standard safety practice.
Ceiling and Lighting
Gypsum ceiling work is used to conceal services and create a finished look. Good bathroom lighting combines task lighting around the mirror, ambient recessed ceiling lighting, and mood lighting such as LED strips for a spa-like feel.
Timeline by Scope
- Powder room / limited refresh: 5–10 days
- Standard full bathroom: 2–4 weeks
- Premium bathroom: 3–5 weeks
- Luxury / bespoke bathroom: 4–6 weeks
Timelines depend on site access, building management approval processes, and material lead times.
BOQ and Variation Control
A detailed Bill of Quantities (BOQ) is prepared after a site inspection and measurement visit, itemising materials, labour and any tier-specific inclusions. We do not provide final quotations without inspecting the space first. Any variation to the approved BOQ is confirmed with the client before work proceeds.
VAT Treatment
All prices on this page are indicative and exclude 5% VAT unless specifically stated otherwise. Your final BOQ and invoice will clearly show VAT-inclusive totals.
